Below is a straightforward overview of the steps involved in a standard move. Every transaction is slightly different, but this gives a helpful picture of what to expect.
You Instruct Us
Once you decide to buy or sell a property, we open your file and guide you through the initial paperwork.
We will:
- Explain the process clearly
- Provide a transparent quote
- Carry out identification checks
- Gather the information needed to get started
This is also your opportunity to ask questions and tell us about any concerns or timeframes.
We are always happy to meet clients in person, but we can also deal with matters remotely if that suits your schedule better.
Contract Papers Are Prepared
If You Are Selling:
We obtain the title documents and prepare the draft contract package for the buyer’s solicitors.
You will complete standard property information forms covering matters such as:
- Boundaries
- Guarantees
- Alterations
- Utilities
- Fixtures and fittings
If You Are Buying:
We receive the contract paperwork from the seller’s solicitors and begin reviewing the legal details of the property.
Searches & Legal Checks
If you are buying, we carry out searches and investigate the legal title to the property.
This may include:
- Local authority searches
- Drainage and water searches
- Environmental checks
- Reviewing planning permissions
- Raising legal enquiries
This stage is designed to uncover any issues that could affect the property now or in the future.
Mortgage & Survey Arrangements
If you are obtaining a mortgage, your lender will issue formal mortgage instructions.
Many buyers also arrange:
- Property surveys
- Valuations
- Insurance quotes

Reporting & Signing Documents
Once investigations are complete, we prepare a detailed report explaining everything you need to know before committing to the transaction.

- Arrange for contracts to be signed
This is often the stage where clients begin to feel everything is becoming “real”.
Exchange of Contracts
This is the point where the transaction becomes legally binding.
A completion date is agreed and contracts are formally exchanged between solicitors.
At this stage:
- The moving date is fixed
- Arrangements can be confirmed
- Buyers usually pay their deposit

Completion Day
Completion day is when ownership officially transfers.
If You Are Buying:
- Keys are released
- You can move into your new home
If You Are Selling:
- Sale proceeds are received
- Existing mortgages are repaid
- Funds are transferred to you
This is the day all the hard work comes together.
After Completion
Even after completion, there are still legal formalities for us to deal with.
For buyers, this usually includes:
- Paying Stamp Duty if applicable
- Registering ownership with HM Land Registry
- Registering any mortgage
Once registration is complete, we send confirmation and final documents to you.
